Spout Run

Spout Run gets bragging rights for being just a few hundred feet from a handy walking/biking trail, making for easy access to shops, eateries, and tennis and a splash pool at Lyon Village Park. Spout Run also boasts easy access to National Airport and downtown DC, since the GW Parkway is just one stoplight away, and Metro just a 20-min. walk. All that is good reason why residents have flocked to nearby condos, townhouses, single-family homes, and apartments. Spout Run is also primed for new development, since some buildings date from decades ago, and are ready for a refresh to meet Arlingtonians’ needs today.

Green Spaces

Spout Run is blessed by access to several parks, such as Lyon Village, with its popular tennis courts and a spray park; Gateway (in Rosslyn); or down the road at Dawson Terrace Park, with its new playground equipment and recreation fields. Thrifton Hill Park (entrance just a block from Lyon Village shopping center) sits above Spout Run in the Maywood neighborhood. Thrifton is getting an upgrade in 2024-25, with much better paths and bridges, and the removal of invasive plants.

Bike to Work

The Custis Trail is a hilly paved trail that extends from the Mount Vernon Trail in Rosslyn to the W&OD Trail near East Falls Church. For walkers and riders, Spout Run makes an easy stop for a water break or snack.

In recent years, cycling has grown as a healthy, quiet and economical way to get to work. On national Bike to Work Day, LBA hosts an annual pitstop event at the Lyon Village Shopping Center in Spout Run. Cyclists celebrate by picking up their collectable t-shirts and enjoying treats from area businesses.

Shopping and Dining

Early morning finds a regular crowd meeting at Spout Run for coffee or chats with friends. Later on, Spout Run draws customers for Italian food or burgers, for new bikes and consultations about real estate listings. It’s also the quick-as-a-wink place for an errand after work, the forgotten back-to-school supplies, even a vaccine booster shot. And come sunset, little kids and long lines prove the lure of those fanciful ice cream treats down the way.

Langston Blvd. has become known for several outdoor murals, most notably a recent one of John M. Langston at 5010 Langston Blvd. Even earlier, in 2015, Kate Fleming was awarded a grant from Arlington Cultural Affairs and created a colorful abstract cityscape mural on Langston Blvd., across from Mom’s Organic Market. (In recent years, the mural was vandalized, but an effort is underway to raise funds to repair it.) Read More >
